Confusing advice on UAE luxury units makes picking one difficult

I spent three weeks comparing penthouses in Dubai and ended up even more confused than I was at the start. Each source lists different priorities, number of floors, or payment schedules, and nothing matches. The advice seems deliberately incomplete. What do you recommend?

None of the price breakdowns I provided matched what I actually saw when browsing listings last spring. I think the confusion arises from a mix of under-construction apartment completion dates and completed apartment prices. Some sources quote prices per square foot, projecting completion in 2027, while others don't specify anything at all, making the comparison almost meaningless.
